Gas Appliance Servicing & Repairs
Annual gas appliance servicing is an essential part of maintaining your home, especially given that your boiler, fire, hob and cooker normally provide all of the central heating, hot water, and main source of cooking in your property. We carry out servicing and repairs and will ensure your gas appliances perform at the highest level long after they have been installed.
It is highly recommended that your gas appliances are serviced by a qualified gas safe engineer to ensure that:
- They are working safely.
- They are not damaged, faulty or badly maintained, and thus not emitting poisonous carbon monoxide.
- They are reducing your running costs and chances of possible breakdowns and repairs.
- They are running at their best efficiency.
- You are saving money and using less gas.
We will inspect your gas appliance to ensure that it is operating correctly, and most importantly, safetly. We will perform a combustion test to check for dangerous emissions, clean the burners, any heat exchangers and flues, we will inspect electrical connections and check that the ventilation is safe. We will also check gas consumption and gas pressures. If these tests fail, you’ll be informed and adjustments can be made to rectify the problem.
We absolutely recommend that you never, ever attempt to service your own gas appliance. It is illegal for any person other than a Gas Safe Registered engineer to work on boilers.

Annual Gas Safety Check
Annual gas safety checks are absolutely essential as gas appliances such as your boiler, cooker and fire that are left unchecked could be leaking carbon monoxide, which is highly dangerous.
Futureplumb are Gas Safe Registered. We inspect gas appliances in accordance with these regulations and check the following areas:
- Gas appliances are on the right setting and burning with the correct operating pressure
- Harmful gases are being removed from the appliance safely to the air outside.
- That any ventilation routes are clear and working properly.
- All the safety devices are working
We also check that your chimneys, flues and air vents are not blocked and there is a good supply of combustion air (ventilation) to appliances. Blocking ventilation is very dangerous and can result in carbon monoxide building in your home. Our Gas Safe registered engineer will check for anything that could be blocking your ventilation systems.
The check will identify any defects which require remedial work. You should have a gas safety check every year. If you are a landlord this is the law.

Keeping Safe – Gas Safety Tips
You don’t often think about your boiler or gas appliances, or the risks involved but there are plenty of gas safety risks that you should be aware of.
Gas leaks. Gas leaks can occur when there’s a problem with your gas pipework, such as damage, corrosion or rusting. Un-burnt natural gas and LPG are not posionous in the same way that carbon monoxide is, but can still lead to fires and explosions. To aid detection of a leak, an odorant is added to gas which makes it easy to smell.
Fires and explosions. Gas is naturally highly combustible. Correctly fitted gas appliances that have been maintained well ensure that gas is burned in a safe and controlled way. However if gas leaks from faulty pipework or a faulty appliance, it can spread quickly and there is a risk of it accidentally igniting a fire or causing an explosion.
Gas emergency. If you smell gas, or start feeling ill when gas appliances are in use, it is important to act quickly to protect you and your family. All of your gas appliances, including your boiler, cooker and fire should be serviced at least once a year.
Carbon monoxide. If there is a problem with your gas appliances they can produce a highly poisonous gas called carbon monoxide which can leak into your home. You can’t see it, taste it or smell it, but it can kill quickly and with no warning. It can also cause serious long term health problems.
Carbon monoxide poisoning symptoms are similar to flu, food poisoning, viral infections and tiredness. It is common for people to mistake this very dangerous poisoning for something else. The six main symptoms to look out for are:
- Headaches
- Dizziness
- Nausea
- Breathlessness
- Collapse
- Loss of consciousness
